Homeowners need to protect their assets. A house or condo may or may not be the place where you live but nonetheless, it is far too valuable to leave it unprotected. Homeowner insurance can provide the necessary coverage to avoid risks like fire, robbery, and other hazards. There are different types of policies and depending on your needs a particular insurance may be suitable for you or not. Here are some tips to know which policy is the proper one for you.

There are basically two kinds of coverage on homeowner insurance. On one hand, you have the coverage that protects the property, the building and on the other hand, you have a coverage that protects the contents, the rest of the assets that are within the property like house appliances, furniture, etc. Both can be included in the same policy and the convenience of including the contents or not depends on your needs.

Property Coverage

The property coverage of your homeowner insurance policy protects the building including any other immovable part of your property (covered parking space, nursery, etc). The coverage may include fire and other disasters. Natural disasters may or not may be included depending on where you live. Places where such risks are common (earthquake areas, flooding areas, etc.) include such natural disasters as part of the average policy while insurance companies on other states tend to exclude such risks.

Content Coverage

A homeowner insurance policy may or may not include content coverage. Content coverage will protect you from the costs associated with the destruction or damage of those house appliances or personal belongings that are kept within the boundaries of the property. As regards to the furniture, all of it is included as long as it is not classified as part of the property in which case it remains covered by the insurance but by the property coverage instead of the content coverage.

The Liability Issue

Damage to the property is not the only thing that you need to be protected of. An accident that occurs in your property and affects other people can imply costs to you. Liability coverage is thus, very important too. Liability coverage will pay for third party damages and any costs you incur in if a legal process is initiated by the third party.

Additional Coverage

If for any reason you cannot inhabit the property you will of course need some place to stay till it is habitable again and this implies high costs in terms of rent or hotel bills, supplies, food, etc. If such event happens you will probably want homeowner insurance to cover the costs. Therefore it is a good idea to make sure that the policy includes this kind of expenses and keep in mind the process needed to get reimbursed for them in a speedy manner.

As you can see, there are many risks covered by homeowner insurance and you should contact your insurance broker or agency in order to get familiar with the policies offered. We know it can be extremely boring to go through all the paperwork implied in these contracts but it is well worth it.
